02  — PERMITS & SIGN CODE

NYC DOB filing + LPC for landmarks.

NYC sign permits route through the Department of Buildings (DOB), with sign-specific filings under the Building Information Number (BIN) system. Permits typically require a registered architect or engineer of record on file. Sign code is in the NYC Zoning Resolution.

Working with NYC expediters

NYC DOB processing is slow and process-heavy. For Manhattan signage projects, we typically partner with experienced NYC expediters who have established relationships at the DOB office. The expediter handles filing strategy, document preparation, and DOB office interaction; we handle production and install. The expediter cost is meaningfully offset by avoided processing delays.

NYC LPC for landmark properties

For NYC landmarks and properties in landmarked districts, the Landmarks Preservation Commission (LPC) review is required for any visible exterior change. The process is rigorous and slow — add 8-16 weeks to standard project timelines for LPC review. Manhattan has many landmarked districts: parts of SoHo, Greenwich Village, Tribeca, the Upper East Side, the Upper West Side, and others.
